In the past few decades, in Mumbai, due to limited availability of land, an altogether new avenue of development has taken shape – a phenomenon known as redevelopment. Over the years, existing buildings in prime locations have given way to swanky high-rise structures matching the aspirations of its residents. Along with redevelopment projects have come up its unique challenges and the municipal corporation and the government have to constantly keep fine-tuning the development regulations to cater to such projects.
A lot of developers have now focused their attention on such redevelopment projects, whether it is redevelopment of existing slums, MHADA colonies, old tenanted buildings or privately owned society buildings. There are so many issues these developers face while redeveloping existing buildings, that a special attention of the developers associations is required to bring about the necessary representation of their challenges with the governing authorities. While most of the solutions sought by these associations are for large and vacant land, re-development has unique and specific issues, which are not being represented well. Re-developers do not have the reach or the power to approach such authorities individually and the need for a collective approach was felt lacking.
Borivali Developers Association was born out of such need for a movement in the year 2019. A small group of developers primarily involved in redevelopment projects in Borivali, initiated the idea of such an organisation. However, in a very short span of time the idea caught the imagination of developers across the city involved in redevelopment and therefore the organization was renamed as Brihanmumbai Developers Association (BDA) so as to represent its members who joined the movement from across the city of Mumbai.
BDA has been leading the re-developers in resolving various issues faced by them in development of new projects or re-development projects. This not only helps all of us to execute projects efficiently but becomes a benchmark for each one.
At BDA we realize that when we do quality redevelopment projects, we not only contribute to the economy of the nation, but also bring about a huge change in the lifestyles and aspirations of the existing tenants or society members whose buildings we redevelop.
It is therefore about time that our social and economic contribution is recognized by the authorities and due support is provided to ease out the difficulties faced by the industry.
We, at BDA, have realised the power of this collective movement and we welcome every developer of Mumbai involved in redevelopment to join hands as we strive to make redevelopment of old buildings and slums a win – win situation for all the stakeholders.

While large developer associations have taken the lead in representing the general issues faced by the real estate community, there is an acute need for proper representation of issues faced by small and mid size re-developers. Small and mid size re-developers do not have the reach or the power to approach such authorities individually and the need for a collective approach was felt lacking.
